Building plot with forest area and demolition property in Altlengbach

The property is located in the market town of Altlengbach in the Lower Austrian district of St. Pölten Land, in the Prinzbach district. The surroundings are predominantly characterised by single-family homes as well as green areas and woodland. The centre of Altlengbach is located approx. 850m away.

According to the land register extract, the property has an area of approx. 4.421m². The plot is not registered in the boundary cadastre; in the digital Lower Austria Atlas, the plot area calculated from the graphic is stated as approx. 4.366m². The actual extent of the property can only be determined by surveying. The street frontage is approx. 28m, and the plot depth is up to approx. 112m.

The plot borders the public road to the west, predominantly built neighbouring plots to the north and south, and woodland to the east. The property has an irregular configuration and slopes towards the southeast.

The northern part of the property is designated as building land-residential area, development zone A3; according to information from the market town, the designation “development zone A3” is no longer relevant, and the property could be developed in accordance with the Lower Austrian Building Code without any further prerequisites. Additional building regulations apply according to the ordinances of the market town of Altlengbach. According to a note in the building file, 1.973m² of the property are designated as building land-residential area. The exact extent of the building land can only be determined by surveying the property.

The southeastern part of the property is designated as green land, agriculture and forestry.

Approx. 955m² of the property are designated as forest in the land-use plan, of which approx. 290m² are located in the building land.

As the property is subject to an increased risk of landslides, according to information from the building authority, a geological report may possibly be required before construction.

According to information from the market town of Altlengbach, the property is considered serviced for building class I. The sewer line runs across the northern neighbouring plot. No utility easement over this plot is registered in the land register; apparently, an unregistered utility easement exists. The water and electricity connection is located on the west side of the property.
