Fees exemption for primary residence purchase from 1 April 2024

From 1.4.2024 – limited until 30.6.2026 and capped at EUR 11.500,-, the judicial registration fees for the purchase of a Riedergarten apartment are waived under certain conditions

• for the registration of the buyer's ownership rights
• for the registration of the lien

Conditions for the fees exemption:

Generally, the judicial registration fee for recording an ownership right in the land register is 1.1% of the value of this ownership and for recording a lien 1.2% of the value of the lien. Regarding a own apartment (primary residence!), these registration fees are waived under the following conditions:

• The basis of the entry must be a paid legal transaction, which is concluded after 31.3.2024, whereby the entry of ownership or lien after 30.6.2024, but before 1.7.2026 must occur.
• The building erected on the property or to be erected or to be renovated must be the primary residence of the entering buyer or owner or will be.
• The entered lien must secure the financial means that serve exclusively or more than 90 % for the purchase of the apartment.

The fee exemption applies to a purchase price of EUR 500.000,-. If the purchase price exceeds EUR 500.000,-, registration fees are payable only for the exceeding portion.
