Living in Village im Dritten
In the third district of Vienna, the Village im Dritten is being developed as a new piece of the city – one of Vienna’s largest urban development areas. Across more than eleven hectares, ARE Austrian Real Estate, together with the City of Vienna and wohnfonds_wien, is creating a vibrant, nearly car-free quarter with around 2,000 apartments, office and commercial space, childcare, educational facilities, and local amenities. The green heart is formed by the Bert-Brecht Park – an oasis for recreation, encounter and play. All roofs that are not accessible will be greened. Sharing offers, shopping opportunities and gastronomy lie directly on the doorstep. Sustainability, short distances and a high quality of life are the guiding principles of this new district.
With the slogan “natürlich draußen” this idea is embodied by Building Field 14A in a special way: generous outdoor areas, intelligent architecture, sustainable energy supply – living in the heart of Vienna, in harmony with nature.
Architecture that shapes open space
The building complex consists of two trapezoidal blocks connected via the underground garage in the first basement. In total, 126 condominiums will be built, complemented by a storefront, as well as 65 parking spaces and numerous bicycle parking spaces. Each apartment is also assigned a storage room. Generous and friendly entrances welcome residents and lead into spacious stairwells. Cutbacks on the top floors and wide stairwells bring daylight deep into the common areas. A key contribution to summer heat protection is provided by green open-space zones in front of the apartments and the textile sun protection on the balcony fronts. The green roofs create a biodiversity concept—a new habitat for birds and insects.
