About this project

Living in the Village in the Third

In Vienna’s 3rd district, the Village in the Third is creating a new piece of the city – one of the largest urban development areas in Vienna. On over eleven hectares, ARE Austrian Real Estate, together with the City of Vienna and the wohnfonds_wien, is developing a lively, nearly car-free district with around 2,000 apartments, office and commercial space, childcare, educational facilities and local amenities. The green heart is formed by the Bert-Brecht-Park, over 2 hectares in size – an oasis for recreation, encounter and play. All roofs that are not accessible will be greened. Sharing options, shopping opportunities and gastronomy lie directly at your doorstep. Sustainability, short distances and high quality of life are the guiding principles of this new district.

With the slogan “naturally outdoors” this idea is embodied by Block 14A in a special way: generous outdoor areas, intelligent architecture, sustainable energy supply – living in the heart of Vienna, in harmony with nature.

Architecture that shapes open space

The building complex consists of two trapezoidal building blocks, connected via the underground garage in the first basement. In total 126 owner-occupied apartments will be created, complemented by a storefront, as well as 65 car parking spaces and numerous bicycle parking spaces. Each apartment is also assigned a storage room. Generous and friendly entrances welcome residents and lead to spacious stairwells. Indentations in the top floors and wide stairwells bring daylight deep into the common areas. A significant contribution to summer heat protection is made by green open-space zones in front of the apartments as well as the textile sun protection on the balcony fronts. On the green roofs, a biodiversity concept creates a new habitat for birds and insects.

Architectural highlights

  • Rhythmically divided facades with wood- and brick-element features – modern, lightweight and timeless
  • Balconies & loggias from nearly all living rooms directly accessible, with sun protection screens and generous depth
  • Greened open-space zones in front of the apartments as natural climate buffers
  • Green roofs with biodiversity concept – habitat for birds & insects
  • Inviting entrances & stairwells, illuminated by indentations and stairlight

The architecture conveys generosity while also creating a sense of security – perfect for an urban home paired with a close connection to nature.

  • Tile bathrooms with level-access showers or bathtubs
  • Wood-aluminium windows with triple glazing
  • External sun protection on all windows
  • WK3 security doors and video intercom system
  • Private outdoor spaces: balcony, loggia, terrace or own garden
  • Community room with adjacent terrace, garden, toilet and kitchen
  • Early childhood playground “Spiel-Hain” with adjacent community beds

Energy for the future

The entire quarter relies on an innovative energy network that connects buildings and optimizes energy flows. Building site 14A will thus become a flagship project for sustainable supply:

  • Earth probes in combination with heat pumps provide energy for space heating in winter and for tempering (ground cooling) in summer.
  • Photovoltaic installations on the roof generate renewable electricity.
  • Pendulum ventilation with heat recovery ensures continuous fresh-air supply.
  • District heating connection supports supply during peak times as well as hot water production.
  • Underfloor heating on the ground floor and component activation in the upper floors (via the floor slab above) ensure a balanced indoor climate.

Thus, a balance of living comfort, energy efficiency and ecological responsibility emerges – a clear value for residents.
